How to Choose a Roofing Contractor in Cincinnati (and Avoid Getting Scammed)

Cincinnati has somewhere between 200 and 300 roofing contractors at any given time. After a major storm, that number doubles as out-of-state crews flood the area looking for quick work. Choosing the wrong contractor can mean botched repairs, voided warranties, and thousands of dollars wasted.

Here's how to find a contractor you can trust and avoid the ones you can't.

Verify their credentials first

Before you discuss pricing or timelines, confirm the basics.

Ohio contractor registration. Ohio requires contractors performing residential work over $25,000 to register with the Ohio Construction Industry Licensing Board. Ask for their registration number and verify it.

Liability insurance. A minimum of $1 million in general liability protects you if something goes wrong during the job. Ask for a certificate of insurance and call the insurer to confirm it's current. Don't accept a photocopy without verifying.

Workers' compensation. If an uninsured worker is injured on your property, you could be liable. Every legitimate roofing company in Ohio carries workers' comp. Ask for proof.

Manufacturer certifications. Certifications from GAF, CertainTeed, Owens Corning, or other major manufacturers mean the contractor has met training and quality standards. These certifications also affect your warranty. A GAF-certified installer, for example, can offer warranty coverage that a non-certified installer cannot. Red flags that should end the conversation

Door-to-door solicitation after a storm. Legitimate local contractors don't need to canvas neighborhoods for work. If someone knocks on your door the day after a storm offering a "free roof inspection," be skeptical. They may be legitimate, but the timing and approach are how storm chasers operate.

No local office. Ask where their physical office is. A real business has a local address, not a hotel room or a P.O. box. If they can't point you to a place you can visit, move on. Shamrock operates from our office at 6511 West Chester Rd, Ste B in West Chester.

"Insurance will cover everything." No contractor can guarantee what your insurance company will pay. This promise is a manipulation tactic to get you to sign before understanding your actual costs. Our insurance claims guide explains how coverage actually works.

Pressure to sign immediately. "This price is only good today" is a sales tactic, not a business practice. A fair quote should be valid for at least 30 days.

Demanding large deposits upfront. Industry standard in Cincinnati is no more than a third down, with the balance due upon completion. A contractor asking for 50% or more before starting work is a risk.

No written contract. Every detail should be in writing: scope of work, materials, timeline, payment schedule, warranty terms, and cleanup responsibilities. Verbal agreements are worth nothing when problems arise.

Questions to ask before signing

  1. How long have you operated in the Greater Cincinnati area?
  2. Can you provide three local references from the past 12 months?
  3. Will you pull the building permit? (In most Butler and Hamilton County jurisdictions, a permit is required for roof replacement. The contractor should handle this.)
  4. Are you using your own crew or subcontractors?
  5. What manufacturer warranty will my new roof carry, and what's your workmanship warranty?
  6. What happens if you find rot or damage in the deck after tear-off?
  7. Will you be present on-site during the work?

A contractor who hesitates on any of these isn't worth your time.

Why local matters

A Cincinnati-based contractor has a reputation to maintain in this community. They'll be here next year if a warranty issue comes up. They know local building codes, HOA requirements in Mason and Liberty Township, and the permitting process in Butler and Hamilton counties.

An out-of-state storm chaser will be in the next city hit by the next storm. If your roof develops a problem six months later, good luck reaching them.

Get multiple bids, but compare apples to apples

Three bids is standard. But don't just compare the bottom line. Look at what each bid includes:

  • Full tear-off or overlay?
  • Ice and water shield at eaves and valleys?
  • Synthetic underlayment or felt paper?
  • New flashing at all penetrations or reuse of old flashing?
  • Ridge vent installation?
  • What shingle brand, line, and warranty tier?
